A full home inspection is a complete, non-invasive visual evaluation of a property before you buy or sell it — structure, roof, exterior, attic, electrical, plumbing, HVAC, interior, and built-in appliances. Ours follows the Florida Standards of Practice for home inspectors, uses a thermal camera, moisture meter, and drone, and includes the 4-Point and Wind Mitigation. Most take 2 to 4 hours, with the report delivered in 24 to 48 hours.

What a full home inspection covers
- Structure and foundation — visible signs of settlement, cracks, or water intrusion.
- Roof — covering, flashing, gutters, and visible damage; inspected by drone when the roof is not safely walkable.
- Exterior — siding, stucco, windows, doors, grading, and drainage.
- Attic and insulation — ventilation, roof deck, and signs of leaks.
- Electrical — service panel, breakers, wiring type, outlets, and GFCI protection.
- Plumbing — supply and drain lines, fixtures, water heater, and leaks.
- HVAC — heating and cooling operation, air handler, and ductwork condition.
- Interior — walls, ceilings, floors, stairs, and built-in appliances.
Thermal imaging and moisture detection
A thermal (infrared) camera reveals temperature differences that can point to hidden moisture, missing insulation, or overheating electrical components, and a moisture meter confirms suspected wet areas. In South Florida's humid climate, this helps catch leaks behind walls and ceilings that are not visible to the eye.
What is not included
A home inspection is visual and non-invasive: it does not open walls, move furniture, or certify code compliance. Termite/WDO inspections, sewer camera scopes, and pool equipment inspections are separate specialty services. Mold sampling is available as a separate mold inspection.
For buyers and sellers
Buyers use the report to negotiate repairs or price before closing. Sellers use a pre-listing inspection to fix issues in advance and avoid surprises during the buyer's inspection period.
