A 4-Point inspection is an insurance inspection that documents the age and condition of a home's four major systems: roof, electrical, plumbing, and HVAC. Florida insurers commonly require it to issue or renew a policy on older homes — usually 25 years or older. The visit typically takes 45 to 60 minutes and you receive the report within 24 to 48 hours.

What a 4-Point inspection covers
- Roof — covering type, approximate age, remaining life, and visible damage or leaks.
- Electrical — panel type and brand, breakers vs. fuses, wiring type, and hazards insurers flag (for example Federal Pacific or Zinsco panels, aluminum branch wiring, or exposed wiring).
- Plumbing — supply and drain pipe materials, water heater age and condition, and active leaks. Polybutylene or galvanized pipes are often flagged.
- HVAC — system age, type, and whether heating and cooling are working.
Who needs a 4-Point inspection
Homeowners buying or renewing insurance on an older home, buyers whose insurer requests one before closing, and anyone switching insurance companies (including Citizens). Requirements vary by insurer, so ask your agent which form and age threshold apply to your policy.
How to prepare
- Make sure the electrical panel, water heater, and A/C air handler are accessible.
- Have the approximate year of the roof, A/C, and water heater, or any permits or receipts for updates.
- Unlock gates and make the attic access available if possible.
What happens if something fails
If a system is flagged (for example an outdated panel or a leaking water heater), your insurer may ask for the repair before binding the policy. After the repair, a proof-of-repair photo report can document that the work was completed.
